Americus Manor Lot 3: New Construction Home in Middletown, MD

Building an Athens Model on Three Wooded Acres in Middletown
When we first walked Lot 3 at Americus Manor in Middletown, MD, the mature trees and three acres of rolling land told us exactly what this home needed to be: something that felt settled into its surroundings from day one. The result is one of our favorite recent builds, a 3,544-square-foot new construction home built on our Athens model. This home pairs modern finishes with the kind of setting you can't manufacture.

A Porch Built for the View
We gave this home a wide covered front porch because the lot deserved one. It's the first thing you see from the drive and the first place you'll want to sit with a cup of coffee, looking out over the woods. It sets the tone for everything inside: welcoming, unpretentious and built to be used.
An Open Main Level That Works for Real Life
Step inside and the main level opens up in front of you. We designed the layout to pull natural light deep into the home and keep sightlines clear from room to room, so the space feels connected without feeling like one big box.
The living room, anchored by a fireplace, flows into a dining area sized for holiday dinners and everyday meals alike. Just off the kitchen, the morning room is a space that ends up being used more than anyone expects: breakfast, homework, a quiet spot to read.
For buyers who work from home, and more of them do every year, we included a private office on the main level. It's tucked away enough to take a call without hearing the rest of the house.
The Kitchen: Where This Home Comes Together
If there's one room we're proudest of in this build, it's the kitchen. We wanted it to handle a busy weeknight and a full house on the weekend with equal ease.

White shaker cabinetry with warm wood accents keeps it bright without feeling sterile. Every drawer is soft-close. Quartz countertops stand up to daily use, and the Café stainless steel appliance package, including a double wall oven, gives serious cooks room to work. Statement pendant lighting hangs over an expansive center island with seating, which naturally became the gathering spot for everyone who toured the home. A spacious walk-in pantry means the counters stay clear.
"Every lot we build on has its own personality, and Lot 3 had a lot of it. Our goal was to build a home that felt like it belonged on that land, with a kitchen and living space that a family could actually grow into. When you stand on that front porch and look out at the trees, you understand why we're so proud of this one." - Dillon Myers, PDR Homes
Upstairs: Room for Everyone

The second level holds four spacious bedrooms and three full baths, so no one is waiting in line in the morning. We put the laundry room upstairs, right where the laundry actually lives. It's a small decision that makes a big difference week after week.
The primary suite is designed as a true retreat. Large windows fill it with natural light, and the walk-in closet has space to spare. The spa-like primary bath features quartz countertops and an oversized shower wrapped in floor-to-ceiling porcelain tile, one of those finishes you notice every single day.
Enjoy Outdoor Living
With three acres and mature trees surrounding the home, the outdoor living space extends the house into the landscape. Room to spread out, privacy from neighbors and the quiet that comes with it, all just minutes from everything Middletown has to offer.
